It will probably be worth having a survey done, which is not cheap, to identify what ACM's (asbestos containing material) are present.

I do the inspection mostly as a peace of mind.Appraisal, survey etc...those are typically buyer's costs anyways and in an all cash offer it's not required it's the buyer's options.Last week I just had another deal, this time a REO home, asking $175,000.
