It’s time consuming, but not rocket science - all basics arithmetic we learned in grade school.

If you're seeking conventional financing, you won't need the GRM or the Cap Rate, since the borrowers' opinion doesn't count, it's what the appraiser says it is.I agree, knowing the market is key, making adjustments to comps is as much an art as a science and it is only through experience that this aspect is accurately preceived.

Currently about to fulfill the requirements for my bachelors of science degree from Montclair State University.

I am still 20 majoring computer science from a university in arkansas,i will graduate in about 2 years and then 2 more years for masters.Should i start investing now or after i am done with my masters?
