I've also done some in Salt Lake City and Ogden, UT but those markets don't cash flow well now.I would carefully consider property taxes in each state because if you go off of the 1% rule (the property renting for 1% of the purchase price) only, the property taxes in some states can be tripple that of others and really eat into the cash flow.

I have a few suggestions.Determine management before you buy.Go and see the property/s, go see them at night too.Do your numbers and don’t forget to include stuff not listed on the pro-forma, water, yard, salt, snow.

It is over-pouring with charm and will only suffer if they sell out to the corporations that are salivating at growth along the west central Texas Corridor.If you could live in a place where you are 3 hours from the beach, less than 20 minutes from multiple large rivers, less than 20 minutes from large lakes and could choose to live in a tech heavy city, a blue collar salt of the earth city, a college town, or a town of artists, or a town that celebrates true Texas charm and all growing like crazy, why would you say no?

In Palm Beach County (large area take with grain of salt), while days on market has increased substantially since the start of the rate hikes, prices have rebounded from the lows in the beginning of the year pretty strong and we are close to seeing ATH in many submarkets within the county again.

Then we had some snow & I got billed $160 because she needed someone to shovel, I later found out from a tenant that the tenant actually shoveled for free & said he seen "her guy" come all he did was throw a red solo cup full of salt on the steps.This is all 5 months into ownership and use of this management company. 2 weeks left til new management takes over & I cant wait.
