I would look for a Realtor, not just an agent--someone who has subscribed to the code of ethics of the NAR and more importantly can afford to pay the dues to belong to that organization, as well as the local MLS dues.

Taking the 'slow road' having to use your own resources to fund your real estate investments, college hopefully  becomes a 'method to the madness' of being able to fund your real estate investments quicker - if you subscribe to the notion that you will earn more with a college degree (It really just depends on what you go into).
