I suppose if you have the funds available you can buy all cash to get a better deal perhaps, but you should then consider doing a cash-out refi so that you can re-deploy that money to another property and reduce your risk of a lawsuit.

I'm guessing a turnkey company would not want to hold a ton of rentals deploying all their capital when they can get other peoples' money to scale their business and create multiple income streams such as PM (no matter how small it is) and fees.

@Shaun Reilly  well my point is if you have capital to deploy and EM deposits were much higher it would weed out those that in my mind are undercapitalized in the first place.
