Replaced flooring, repainted the entire house, installed new trim, new doors, and cleaned like a maniac.I plan on resurfacing bathtubs and bathroom tile, fix garage doors, improve landscaping, and get a new backsplash/countertop for kitchen throughout the year before I house hack another home.All the comparable in the area are selling for 40k+ over our purchase price, I will consider refinancing whenever the FED cuts rates.What was the outcome?

- Both bathrooms brand new top to bottom- New flooring and painting throughout the whole house- Updated kitchen with custom island and all new appliances, granite countertops- New lighting fixtures- Opened up the floor plan, etc...

You may need to widen doorways, have turn around space in bathrooms, grab bars, lower light switches, lower countertops, wider hallways, etc.

In the process of revamping the kitchen (keep the cabinets but whitewash them, I do not like the current ubiquitous NYC "yellow" wood tone, also new backsplash, new stainless steel fridge, I may keep the current stove even though it is not stainless steel as it is fairly new and nice w vent, I may keep current countertops or replace w white granite as they are small in area) buy new toilet, the current is old and small, but the rest of the bathroom is nice!

.- New HVAC- New windows (current ones are cheap and don't stay open or lock properly)- Replace flooring (downstairs is carpet and vinyl, upstairs is all carpet)‐ Update kitchen (counter tops are formica, replace old appliances, paint cabinets)- Update Master Bath (replace counter top due to cracks, new paint)- Repair front porch due to small fire (damage some floorboards and railing)-Trim or cut very large Gumball tree down- Garage door panels replacement - Small siding repairs- Repair wear and tear on walls and paint the whole interior.

Hawthorne home only has kitchen upgrades (cabinets and granite countertop, which was done probably within the last 2 years and already has an outdated look to it, with no transitional/modern style design).
