The old retired landlords that I'm buying these properties off of are all wealthy and just moving to warmer climates bc they can, on multiple occassions I've been talking to these men about my longterm goals, and they have said "if you just stay here and do this you will be wealthy for life" .

A lot of the more experienced folks on here have keyword alerts setup for their favorite markets, and will contribute when those keywords are mentioned (like I just did after someone said "SEATTLE").As for markets- we invest in the PNW (6 rentals), and although cashflow is harder to find out here its an absolutely wonderful place to live, and not as bad an investment climate as everyone likes to make it out to be.

In this climate, you should be able to get interest as disbursed, and not the entire loan amount - this will reduce your carrying cost throughout the life of the project.
