I’d love a mentor to bounce things out with.

It is an arrangement that has worked for 4 year and not once has a check bounced.2 other tenants pay via Zelle,  I send the request on or around the 27th and normally get paid on that date or a day or two later.  

I hope this post may attract those in the area with similar or different interest and allow people to take action towards their goals this year, even if it's simply bouncing ideas off each other or supporting the struggle of "getting the first deal"...

They wanted people to oversee it who have been in the business and understood it.There is always a win/win/win until about 4 days into it and someone feels cheated (During an inspection, a lawn mower, a misunderstanding about a lot line or a neighbors use of the property, a leak that appears or a windstorm knocking a tree over, a mortgage guy that is going to be late on commitment, a bounced EMD check).

I am looking for a mentor to bounce off ideas to and get a sense of the right direction in the way I go about the investments.

Additionally the really good rates and terms are going to come from a lender you have the longest relationship with, so bouncing around for best terms means you're never going to get the actual best terms. focus on finding the lender that fits your needs, strategy, and personality best as that's what's most valuable. 

When the fraud is detected, the checks will all bounce.

Hi Lauren,For someone new wanting to get into the space a good strategy is to team up with another investor but that all depends on how you like to go about things.If that is not for you then I would explore creative financing but that is a little tricky and finding a seller willing to do that can be tough.As someone on a similar par as you, I would either do it solo or with a partner given how the market is currently.If the interest rates or home prices were lower, I would do a BRRRR and I could either finance that myself or through a hard money lender to start.Always open to bouncing ideas of people and my DMs are open if you would like to discuss more about real estate.
