Even then, I would still own up to the accident and make it right with the neighbor. 

Did they notify you of pets ahead of time or did you find out “by accident “?

I've never been sued for something that happened on a property, its a pretty rare occurrence if you do things right, but was in a pretty bad boating accident (that wasn't my fault, but I got blamed) and my asset protection stuff saved my *** when the lawyers went fishing for money.

Like many of us I found Bigger Pockets by accident.

Who really cares if the Germans think we are unkind to our poor .. these are the same folks that stuffed millions Of men women and children into gas chambers To die horrific deaths  .

I don't consider it my job to protect tenants from 'acts of god', accidents, or bad luck; but I will do my best to help them deal with the situation in place.

Only after the tenant fled the state was it discovered the extent of trapped animal damage (horrific to say the least). 

They wanted me to sue the ex boyfriend for the other $1500, but I knew it would be too hard to collect, plus his parents died in a car accident a few weeks later so I felt bad for him.Bottom line, you never know if they can pay unless you give it a shot!  

You think if the accident made the rent $1 million a judge would make a tenant pay it?
