I use Stessa and Tenant Cloud, but read, learn and execute! 

My own personal goldmine.But one day it hit me after an owner contacted me that was a top retail price chaser that these people calling me did want to get rid of their property or some problem attached to it and were a business opportunity of some kind, so I got to thinking and came up with 7 ways to make some money off what I labeled wasted time contacts.

So, I guess it all boils down to not letting your excitement about wanting to buy a property cloud your judgement on what constitutes a good deal.

(You want the leases regardless, IMO, to ensure there are no equal housing violations or anything about "rent to own" that could cloud title.

@Patrick Bavaro thanks Patrick; I have heard of them and trying to decide between apartments.com, RentRedi, or Tenant Cloud.  

Should work the same way with whatever cloud based app you have.  

And I would like to keep track of all this information and have it a cloud so the build owners could access the information.

Save them in a google cloud account with the final closing statement.

Yes, if they want to they can disable/remove it but, by separating them all, they will at least audibly deter them while recording them to cloud storage while they are doing it.
