When its a SFR or a small multifamily I am a little more cautious about pressing rents a ton just because if you raise someone $100 and they decide to move out that turnover is going to kill your profits for the year.

If you're newbie and not chasing any fancy strategy, your best bet is to save your money and NOT get a mentor.At this stage of the cycle, you will be hard pressed to find good wholesaling opportunities (very few people will sell for a discount to market value).
