We house two colleges, 2 major hospitals, and several factories..so it's not all doom and gloom for this area.

Around here you can get away with around 80% - 85% LTV but the major factor is the ratio of rent/purchase price.  

I can tell you this I have two guys that can paint cabinets like they came out of the factory.

I agree with @Mark Updegraff regarding the importance of a good selling agent.That being said, if you still decide to list it yourself, the most important factor is going to be the price that you list it at.

I agree with the people above me saying that your risk factor is directly dependent on the team on the ground. 

I always end up sanding for hours and the whole room including me looks like a flour factory.

When I buy a stock, I don't go to the factory or office before buying the stock, so why should I go to a house?

A co-worker was transferred to a factory at a town where our company was the major if not only employer.

Second factor is being neat and tidy on the job.

We'd be happy to continue this model, but the new x-factor is my aging parents will soon no longer be mentally capable of signing legal docs.
