Far too many agents take the easy route and sign up with some service like zillow to get leads, but those cost a lot and won't do well because you're still competing with other agents with more experience and more money to invest in those leads.A good system teaches you how to operate like a business.

Unfortunately, the property is on slab so raising it two feet does cost a substantial amount of money.

It can cost as much as starting from scratch.

These electricians tend to cost a little more, but they are licensed, insured, and so much easier to deal with that it is worth the premium.

Problem is finding a deal good enough I would be able to refi out of in just a few months in our market right now.Also my accountant told me doing a 1031 on this property with this equity probably didn’t make much sense since the 1031 exchange itself can cost a lot.

If it has been a long time, you may need to make some upgrades to the property, paint and clean, which will cost a few bucks.  

How do I go about thinking about it or determining how much more it would cost a normal person compared to a developer/investor etc. 

Things like, management costs, licenses, repairs, evictions, vacancy and capital expenses for items that take years to wear out but cost a lot when they do.

Depending on the area that can cost a grand or more.It just chaps my hide when I hear of people walking away with stuff.
