I will usually have a rent survey done and am also willing to close escrow with tenants in place.That way if someone wants to put there own tenants in place they can after we close or if they want it turn-key I can take care of it.

Some of the buildable land above the Mean High Water Line on one far corner of the lot was not included in my survey so I do not have title to it.

Be prepared for seller to stall, send outdated, inaccurate data and goose-chasing. my due diligence shortlist includes but not limited to- seller's Schedule E of 1040, copies of operating income statements for previous 2 years, rent roll, lease agreements, insurance binders, utility invoices, vendor service contracts, warranties, old inspections, survey.
