if its bad the investors loans freeze and only those TOP shelf borrowers have access and it wont be just fico driven.in the last recession investors loans for virtually anyone froze NO one could get them.. now I am not predicting this but it did happen. when things get tough investors loans are the first to go.. and not be offered no matter LTV or fico.
