Hi, I recently purchased a property with 15% down for $525,000 in the Salt Lake City Utah area, still have a remaining $50,000 in cash and have the property appraising for $550,00 at time of purchase as-is.

Hello Everyone, It has been almost 2 years since I had to leave the country after 30 years of calling Utah home. 

My plan is to learn all I can about my local market (Utah) and work towards getting my real estate license until I have enough cash reserves to get started.

I myself am always looking to expand my portfolio around the University of Toledo, because worst case scenario if UT has major difficulties in the post-Covid world, I simply rent to regular residents at slightly less rent for a bit.

But what we know is the west coast has a much better appreciation, so you could invest $250k each in each CA,UT,OR,or WA. 10 years from now, one of the houses will be a home run.So diversifying your bet is possible, with financing.

Also, join your local Utah REIA (Real Estate Investors Association).

I'm sure Colorado isn't very STR friendly in general like said but we have bans and regulations out the wazzoo in the ski areas here in Utah as well, and Utah is about as conservative as it gets. 

BTW here in Utah handymen cant charge over 500.00 for a single project. that may have changed, but they have limits on what they can charge.
