Hey buddy,Same dilemma over here and I came to the conclusion that its best for me to put all my efforts into REI buy and hold for cash flow.I have mentors that said they were in the same boat but after their first 3-4 deals they were confident enough to tackle a few flips, 2-3 a year, and they use the cash from that to really offset all loans, not just student.

My conclusion is that for me it is better to own fewer but larger properties as long as the cash flow is positive, hoping the appreciation be reasonable.
