It was by accident too...

I kind of moved there by accident actually.

Now for my refinance I will have to pull it out, refinance and put it back to keep it as a rental, but the whole process of in and out should be relatively painless and protect me against liability for most of the risky parts of the deal, the rehab (where accidents can happen) and as a rental.

So even if you pick a state with stronger protections like WY or NV, the cause of action arose in the state where the tenant fell, so likely that the court where the accident happened would have jurisdiction.California tends to have more laws on the books and requirements and restrictions that it can be a good idea to form a CA LLC for out of state property so that you as a CA resident are covered, and to try to have your contracts fall under the purview of CA courts.

If you murder someone on accident you get a lesser penalty than someone who did it intentionally but not in securities law. 

Personally I got started by accident.  

Even then, I would still own up to the accident and make it right with the neighbor. 

This was not an accident because there is a cap on the cleanout.
