I’m lucky that my next door neighbor is an Architect and    will be helping me along the process. 

I have been told by my architect that there are two ways of doing it.

Adding value to the land by taking it through the pre-construction phase, meaning hiring an architect or engineer to draw up the plans and a mock up of the house, and getting the approvals and licenses to start construction3.

Knowing WHERE to look and WHAT to look for when designing is part of being a great Architect.

Now my architect tells me they priced similar projects (smaller in size) and got $175 and similar quotes.

(or can introduce me to someone who has) I have vacant land in north Pittsburgh that is zoned for Multi-family and I'm looking for referrals to contractors, architects, etc...
