I soon found myself offing them to dealers from Mexico and ranchers from the Central Valley and because I was selling them the State required me to obtain my California Manufactured Home Dealers license which I continue to hold to this day.Finally when we started moving our operations into resident owned manufactured home developments on new development projects I was required to obtain my RE Brokers licensed because I was buying and selling real estate along with installing the new manufactured homes.So as you can see I actually backed into most if not all of my credentials by default.

Its going to cost you the same if you bring in your own agent or use the Selling Agent, as it would already be written in the listing contract between the seller and listing agent.The real reason to use your own is because the selling agent is only responsible to get the best dealer for the seller.

Hey all,Sometimes the Irish and Italian temper in me clouds my judgment, so I'm throwing this out to the smart, reasonable people on BP...During an inquiry into one of the properties we are wholesaling, a rehabber included this sentence in his email pitch to me: "According to public records on June 20, 2014 you purchased this property for (purchase price) and now are wholesaling it to make a (his math) profit."

Pretty much every dealer I went to didn't want to buy it from me or do a trade because I'm under water due to it being a 2014.Trying to sell it on my own would require me to come up with the difference at the time of sell.

There is no low income area that I've bought in where a property like that wouldn't have had kids and homeless people and drug dealers in and out of it.
