I could tell you a little about warehouse and office but my specialty and what I eat, sleep, and breathe is triple net leasing with retail and then larger multifamily buildings.The postcards will not matter as sellers of properties like this are very sophisticated.

Prices increased dramatically, mortgage rates doubled or tripled, and rent rates have not kept up.

With that said, it is also important to triple check the revenue estimates you are using for underwriting.
