Thanks for any inputCheck HVAC, electric meters, water sewer areas for leaks, large trees near buildings and sidwailks for root issues, windows and doors age and condition, structure issues and integrity etc.Also if you can get into the units make sure to view all of them and behind every other door that’s not a rental unit.

I'm saying this carefully because obviously deals can be found anywhere, they just don't seem prevalent compared to places like Kansas City MO, Harrisburg PA, etc... additionally, finding properties that will rent using the 1% rule don't to be very common either.However, you did mention something that is also the root of my concerns doing this remotely and that many of these are higher in crime and likely have less reliable tenants.

A/C  and heating units could be on the last leg, tree roots can cause foundation issues, water drainage issues.You might not want to own this property.

Jonathan  Real Estate guru seminars are born out of MLM.. its the exact same techniques instead of selling soap they are selling dreams and  education.. there is huge money In the guru business and selling information that others don't have and or don't want to put in their apprenticeships to learn.And for whatever reason real estate hits  a cord with many that this is a way to financial freedom and quit your day job etc.. nothing could be further from the truth.. a successful career as a RE agent broker is a lot of work and takes years.. to be a successful investor you usually need to be successful in your day job so you earn and save money so you can buy investment grade RE... simple as that.
