I could maybe see that for a DP1, but for a robust dp3, I'd expect it to be more in the 800-1000/year. 

Again, the BP calculator isn't really robust enough to handle this stuff!

You can also consider having an iron clad rental agreement and a robust commercial insurance policy to protect yourself. 

Had you done so I would have explained that I am nowhere near financially illiterate (I feel no need to type my resume but this is not my first rodeo) and told you that like @Brandon Hall  said I just wanted to see how people did it.
