Looking for property manager/virtual assistant

Looking for property manager/virtual assistant

Member since 2021 · 11 posts · 3 votes

Good morning,

I am looking for an administrative assistant, virtual assistant, property manager type of person!  Ideally someone who is familiar with airbnb/vrbo.  Instead of hiring a local property management company and paying 20% which we just simply cant afford, I was hoping to hire someone to help with day to day stuff and just give them a commission off each booking.  What is fair? 8-10%?

Hoping to find someone who can handle marketing, social media, calendars, bookings, communications between guests, and sending out rental agreements.  If you can help us with taxes too that would be a huge plus.  I need someone very friendly for our guests but business minded and professional.

If interested or have any suggestions please let me know!  Thanks,

Katrina

I hired my first VA back in April, and he has been a dream. We used onlinejobs.ph to find someone. You could probably find a few folks who are skilled in all areas and pay them fairly for the work they do. Many list different skills, such as Airbnb/VRBO experience, as well as accounting experience. If you hire full time, you will be able to teach them the skills you need. I would say stick to a real estate CPA for taxes, but for the other work you listed, you could find some skilled workers there.

Just an add on - I read through all 110+ applications and resumes I received. I interviewed over email several times to get an idea of their written English, then interviewed over the phone for my last 6 I narrowed it down to. I specifically wanted someone for overnights, and that is day in the Philippines, so it worked out nicely.

I’ve done this a few times. It took me about 18 months and 7 hire/fire to get to the right person. Then I added more people under them as I grew.

I found no percentage was needed. Just hire someone on a fair salary.

My best advice is hire fast and fire faster!

How many properties are you looking for help with?

No offense but it sounds like you want to hire a property manager/accountant/marketing person and pay them less than just a property manager…

Keep in mind that property management, accounting, and marketing are all very different skill sets. If you want someone that’s actually good at all of those things you’re probably looking for a unicorn.

    Hi Katrina,

I am very interested in this position! You can message me to discuss more details. I currently am responsible for the full management of one Air BNB listing. Some of my experience includes guest communication, calendar/schedules, maintenance issues, restocking supplies.

    Hi Katrina,

I currently fully own and manage my own AirBnB and would love to help manage yours!  I would feel more comfortable having an accountant handle the financials, but can absolutely help with everything else. Please let me know if you’d like to chat more and I look forward to hearing from you!

    Thanks,

    Rebecca

Would you be interested in collaborating on this? I have 4 listings and am expanding into cohosting before investing in new units. I have a start on a company manual for training the VA. If anything it would be interesting to connect on the process as we both work through it. I'll shoot you a DM.

    Hey there,

I have just started offering marketing services to STR owners & investors. Charge is 10% for marketing plus a low monthly retainer for certain necessary subscriptions, etc. I'd be happy to share all the details. I agree with others who have said accounting is a separate skill set, lol. I'm also an etiquette expert, having worked at The Emily Post Institute for 15+ years and guest communications & hospitality is included. No hiding when things get strange & wacky! Pricing & listing optimization, art direction for photo shoots, outreach to any relevant media, local/regional listing & tourism outlets and connecting with influencers & corporate partners for sponsorships are all part of the day to day things I do to promote your property. Targeted marketing identifies your ideal customers and then finds more of them to reach out to. It's a fun and profitable way to grow both your ADV & occupancy rates.
