In this the property manager fulfills the common duties such as overseeing leasing, accounting and maintenance but also serves as an advisor in the way that it represents the investor(s) with market trends, data and sources on behalf of the investor funding through the acquisition and disposition of the assets.You might consider looking into a national Asset Management group that can satisfy these duties although there are many Property Management companies out there that go to this length for the right % of Net.

The reason I'm listing it for rent is in order to purchase my next property and the new one is a lot more oriented toward cash flow and less focused on an amazing location.On that note, I won't be able to move out of my condo until the end of December in order to fulfill my one-year owner occupied obligation so that's why I can't make it available until January 1st.

Instead I would have met with the tenants to ascertain if they still could afford to rent the unit and were still capable of fulfilling the terms of the rental agreement.I wouldn't leave it up to the tenants to fix or hire someone else to fix the shower faucet and toilet.

At this point, they are not looking for other wholesalers to market the property - they are looking for a serious cash buyer who can fulfill the contract terms and bring cash to the closing -  probably within a week or so.Your question makes it sound as if you want to have them re-assign the contract to you for a minimal, refundable deposit, and then try to re-assign the contract to a fourth buyer.

Hey Jon, I only took a small course on it to be educated but essentially if you have an STR that you rent out for 7days or less per person and fulfill additional rules to materially participate ( there are a few rules and regulations to follow for this) then it may go in as an active business where you'd be able to use the 5,7,15 year depreciation losses to offset your w2 taxes.
