I GC'd an addition to my house 2 years ago (TN) and I have a lot of relationships in this business, and I still spent a little over $100/sf and that didn't include insulation, electrical, HVAC flooring or finish trim work.

These $150k+ white collar jobs are getting trimmed and these hourly + sub $70k jobs are in huge demand.

They will make you replace windows with the exact same product as the original windows, same with exterior trim and roof.

Walls, ceilings, trim.

It the seller complains you can trim it back.

Next thing I know the duplex is immaculately painted wall to wall and ceilings, all doors, trims, baseboards etc are painted pristine white.

I don't trim down on my car expenses as they are tax write off anyway.Fast forward to 2014, my flipping business is still doing fine & I was able to acquires some rentals in the bay area along the way.I guess if you are willing to put in the time & effort and passionate about it.
