A man in his mid thirties sat on the uncomfortable factory seats and flipped through radio stations searching for an escape.

Some will negotiate quite a bit making them reasonable, especially on factory (not scratch & dent) seconds.

There aren't any jobs unless you work in a factory or want to commute to NYC every day.   

A blue collar area would have many factories.

It used to be really something in the late 1800s with a medicine factory, a glass factory, and as a  transportation center for the surrounding farms.

Hi @Ezekiel MojicaGreat to see you are getting into the exciting world of factory built homes.

That way, I can generate a large amount of passive losses and offset some of my W2 income.One big factor is that the 1M of real estate bought needs to at least be "Breakeven" - meaning it doesn't negatively cashflow. 

(New carpets, Siding, Paint, maybe just a few appliances) The reason being is that many (many) people seem to forget that rental housing is incredibly hard to come by in small towns or outskirts of cities where the primary industries are medical clinics, restaurants, bars, farms, and factories.

People are not tied to the factory towns of old.  

I’m just concerned I’m going to build this standalone flex space surrounded by residential homes and factories and won’t find tenants because it doesn’t meet their needs.
