If there really are wasps, they must go.Having a nest on your property is different from having it on a neighbors property, or a random wasp flying around.If you send out wasp removers, and they find no nest, or its on a neighbors property---can you by your lease charge the renter for the service (if not maybe have him show you with a pic where its at--sometimes they go into a crack in the siding and you cannot see the nest.The rude behavior stuff--If it were me, I'd put my foot down and tell him to behave in a businesslike manner when he speaks to me (you might be able to just not renew his lease if you want).If it were mine, the door replacement timing is none of his business--he gets a new door when I decide he does.If it were mine, the mold thing--at least he cleaned it up--even f it was imaginary (or very slight)--no reimbursement for mask or chemicals...unless its in the lease.Good Luck!

If I were this HNW individual, I would probably expect full reimbursement for my initial capital contribution (down payment/closing costs) first, then 50% of the remaining profits.

Also, the age of the District matters as when they expire they cannot reimburse you anymore so knowing how many years are left is key.

We work with a lot of out of state investors so we are also familiar with those ins and outs as well. as far as your question about paying utilities, I have seen success with charging a set  utility reimbursement fee in addition to rent every month as a way to help owners get some of the money back they are dishing out on multi family properties with shared meters.

Some lenders would required 50% towards the project and there are some lenders I work with that would require 10% towards.In this market climate (Houston Texas is the area I am working) some lenders want you to have skin the game and be at a certain point in the project before they fund the deal and then the lender will reimburse you.
