In a nutshell.....My car is running but I could use a few new parts to run faster and more efficiently.I didn't draw a business plan, I drew a battle plan.

Drew,My wife and I are relatively new investors in the SE Michigan area and have two condos that we are renting successfully.

I'm looking back at the lease I drew up and it clearly states the tenant is responsible for all water charges.

@Rafael Brown I know you said you are looking for more of a "country club" suburban lifestyle, but one of the things that originally drew me to Atlanta was the possibility of having a single-family house with a backyard in the middle of the city.  

I drew up a simple contract for the terms of the loan, and the realtor placed it as part of the escrow process, where I got paid once everything closed.
