I have a couple cases that I would turn over but I don't have any experience with that sector.

I will share the benefits and advantages of this sub-sector, some obvious and some not so obvious but my main goal is to educate on the advantages of utilizing this new alternative building method because it has serious benefits in terms of supplying more affordable housing to a stagnant industry and has the means to reduce waste in ways you cannot even imagine.

For example, FHA’s pledge to downsize it’s multifamily loan programs in 2014 will surely will open up more opportunities in private sector lending.

The truth is if these were services left to the private sector, you would still have to pay for them!

However if they're in the tech sector then yes the majority of those are landing in Austin. :)

This all results in this major sector of the work-force and home-buyers to tighten up their purses if they haven't already bunkered down in the new house they just bought. 

I know buying STR is extremely risky as it's a market for the hospitality/hotel sector, not regular long-term housing.

STRs are a very fast growing sector (anticipated to be 20% growth in 2023) and the IRS has not caught up all their information.

Are you talking about an extra $20 or is their rent $200 below what you could get from the private sector? 

I deal in a very fragmented (maybe the most fragmented) sector of real estate and this has been my overall experience.We can agree to disagree that CAP rate has no place in underwriting an acquisition.
