If there is a long stretch of highway with 30 "SOUTH OF THE BORDER" billboards there is a good chance the land in the area is zoned for it.  

Population is at a net loss over the past few years and millennials are not clamoring to get out here but it does draw lots of retirees and federal government employees (military, Border Patrol, other federal agencies).

We are talking about KC, MO from the Missouri River on the north end, 71 hwy as the western border and 435 as your south/eastern border.

I live on the Massachusetts/New Hampshire border and am licensed in both.

Dont buy into a cheap market just because its cheap, i know here I could pick up cheap properties near border that cash flow.

I've been hearing the time has passed to buy low in Brooklyn (I'm not letting that stop me though) yet in East Flatbush and certain areas of Queens bordering Brooklyn there are still good deals to be had.

I was living in Palo Alto CA at the time  another hot bed of high values.. and I just looked at them and said If I was you I would not hold your breath on that one.also Canadian real estate is not like US real estate much tighter controlled etc.. were we see this as common wholesaling folks north of the border have different ideas.

New Hampshire has the smallest coastal area of any ocean bordering state.
