Real Estate licence fees

Hey Everyone I have a question about obtaining my real estate licence. As a real estate investor I understand that the accessibility to properties and the amount saved on commission's make it a no brainer. I also know that some join the association of realtors and some do not. I know that for residential that basically means abiding by their code of ethics. My question is 1)can you have access to the MLS without signing up for the realtor association? 2) what are the cost and fees after obtaining my licence that are associated with both? 3) Are there yearly dues and recertification periods and fees? 4) If my primary use if for REI then which option in your option would be best?

Thank you all for the help, the BP community is by far my favorite forum for all things Real Estate due to the knowledge that you all have and are kind enough to share with new investors like myself.
