As much as I would love to give the neighbors the eyesore of putting a parking spot in my front yard as a result of their inability to be reasonable, the house is elevated 2-3 feet from the driveway and has steps leading up, so there is no accessible way to put a spot there without regrading the land.

CAM cost and deferred  maintenance, AND if utilities are separated, parking spots, landscaping and snow removal, sprinkler system and elevator (maybe)OR see if ordinances changed and make sure things are grandfathered in ;p

With such elevated asking prices the property taxes are reset to such a high basis.  

I was in the elevator at my hotel yesterday and heard some talk about how he bought 4 houses...turns out he’s a contributor on here so I connected with him.

This is a strategy most investors begin with and helps to elevate them to the next level.  

Trying to develop a solid "elevator pitch" as I've heard it phrased on podcasts, as I do not want to come across as selling - rather presenting a win-win investment opportunity to others.

But the insurance companies feel that flying debris can puncture the windows and glass doors and cause water damage even on elevated floors.

Yes, formal education directly related to your specialty I'd deduct, saying that, I'd not deduct every class required for a degree, you'll need English, Science perhaps a Speech class, such may not cut the mustard, but if I took a class on Planning and Zoning, Development and RE Management I could tie that directly to my business.
