Getting hooked on real estate!

Hello all.  I am a relative newbie to RE investing.  I've been bitten hard by the bug and have deployed the majority of available investment dollars into rental properties over the last 9 months.  

I am looking for any advice in presenting available deals to other private investors in order to help accelerate my accumulation of rental properties.  Trying to develop a solid "elevator pitch" as I've heard it phrased on podcasts, as I do not want to come across as selling - rather presenting a win-win investment opportunity to others.
