I'm not one to avoid people in general but if I were I'd avoid those who think or call others ignorant.It's way too strong and offensive a word for the sentiment you are trying to express , in fact some may feel the use of that word in the specific context you applied exhibits it ig.....( oops I nearly did it myself)... impaired judgement.

I now outsource that to others.If you buy a park with (nearly) all resident-owned homes, and then infill with your homes and RTO those to keep the ball rolling with tenants that exhibit pride of ownership, then you'll spend very little time on your park - I'd guess about 1 minute/week/pad (assuming you outsource your bookkeeping, GC, management, and maintenance).To your continued success,-jl-

Just to be clear on appliances you would take pictures and add it as an Exhibit "A" for example with model numbers and serial numbers.When a contract says seller to leave appliances it means nothing.

FHA seems to be the best fit for my scenario (I work in film/television so starving artist phrase rings true haha) but it seems to be only in the US.
