Any networking with any person who touches investors (lawyers, bankers, contractors, etc) is a good long-term tactic for meeting them.

A good broker will train you for different types of presentations, don't worry about that end of it now, just start learning real estate, not tactics so much.

I'm pretty sure those very tactics and mindset are the reason why people like Charlie, John, and others have a bad taste in their mouth when it comes to wholesalers.Your seller has no way of knowing what you made off the deal unless you or your buyer tells them. 

I just recently got on this site and have been overwhelmed with all of the new information and investment tactics.

So, don't sweat the name of your niche tactic, it's just a house for rent.

I will add that tactic.

As real estate investors, what do you think it the best tactic to use?

To me, I don't know many 21 year olds with 40 grand just sitting aside so I'm essentially asking for any tips or advice to funding my first investment or any tactics such as turnkey houses.
