Two visits in three days, $75, and all I had to do was sweep up a lot of dead bugs. 

Lessons learned for the first time home buyer: inspections are helpful, get an oil tank sweep, don't be afraid to ask for credits the worst that happens is the seller says no, shop your homeowner's insurance around, have all your financials ready, be organized.Challengers: getting the leases in hand, getting a quick response from the seller, Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I am a lender in NJ and underground tank sweeps have been a huge piece of diligence for us, as they can be a huge liability. 

Man.. appreciation in the right areas is the way to becoming very very rich.. there is a post on a recent  thread  "Rent control sweeping the US".. 

I'm also buying in 2019 with "defense" in mind - considering my exit strategies or pivoting if serious recession hits or sweeping regulations turn the STR/Airbnb business upside down.   

Fast forward two days later, again wrapping up the day and making a sweep through the house checking lights and such.

Note the transactions described as "CASH SWEEP DEPOSIT CASH ACCOUNT" which occur when (in my case) a rent check comes in from the RE Manager.

The past couple of trips over the last month I have been completely floored by what I have been reading in their papers.It is very hard to tell from the US, but there is a complete Obama-craze sweeping the rest of the world.

Great and valuable input here.As a sad aside, however, my partner/fiancee is working on a different but much-needed book for our college rentals along the lines of "How to Clean Your House".Vacuuming, sweeping, when and how to clean a toilet, scouring a sink, scrubbing a tile floor, cleaning a range, proper cleaners to use for each job, and so on and so forth.

Even without the threat of the government or some judge changing the loan, there is a wave of anti-foreclosure and anti-eviction actions sweeping the country.
