@Sundone Boutvyseth-the lowest Down for a SFR  rental  property is  15% ...if you are able to  locate an  option with 10%  down - this is likely  going to be pricey  but if you need to minize the down - it  might be  worth  using 

I could argue that, for the most of us 10 to 20mm is a good stopping point unless you want super yachts, jets, huge mansions or many personal homes in different locations, etc, etc. which most of us will never get to., or need.

A good deal for a retail buyer is something they can pay for which has most of the amenities and location they want.
