If the objective is to not work until your 60, finding deals that will spin out cash each month is what you want.

However; most contractors don't like spinning their wheels without the potential to get the job.

You should learn how to spin it that you are the person that deals with the stress and takes the time to get the property sold so that she doesn't have to worry, stress, or spend unnecessary time dealing with it.

The goal would be to get 4-5 or more built on contiguous lots, have them going for a year or two then finance into a HUD multi family non recourse loan - either keep the property for the duration of the rate term or keep another year or two after that and hopefully spin off to a retail investor as the note would be assumable at that point.Thats how I have it drawn up in my mind.  

So I spent my time spinning my wheels for nothing.

I'm just confused why it's always someone like you who decides to get on these things and spin a simple Q & A out of control.  

You need to bird dog with an experienced wholesaler in your market or invest in on-site mentoring unless you want to keep doing what you are doing, which is spinning your wheels.The guy I used to set up my wholesaling business came on-site for 3 days, and when he left, I had 4 deals in the pipeline, one of which I sold 10 days later.
