She works out of Lake Nona right now and her job is pretty stable so I would like to keep her near her work, I also like how safe the area is in comparison to some others in Orlando.

Make sure you feel comfortable, but keep in mind if you ask for too much (in comparison to other MTR hosts), you might lose out on guests. 

I work in sales in my W2 so pretty well versed in how to build sequences, outreach campaigns, scripts, etc. 

If someone doesn't understand how money works, and doesn't understand how leverage works, if doesn't understand the difference between a cost and an expense, if they don't appreciate the difference between good debt and bad debt, if they look at REI and evaluate it the same way as if they were investing in the stock market, if they don't see the risk controls in REI are much better in REI than any other investment vehicle, and if they can't look at a property without looking at the numbers like a homeowner...they shouldn't be investing in REI.There are major differences between all the comparisons I mentioned above...and all those differences are what makes REI so much better than other types of investments.There is an old adage that says, "wealth comes when you control everything, and own nothing"...all you need to do is look at the banks to see how this works.  

I'm pretty sure The Wire filmed here for their "Hamsterdam" sequences. anyway, some responsibility must be allocated to the infinite greed of the investor who believed this to be a reasonably safe investment?

My thought is that you should draw inspiration from her but forgo the comparisons as investing is different for everybody.

I do think a clearer visual on these metrics would be great and clear number comparisons, as otherwise I have to do calculations myself and go back to pull up the initial offering memorandum to compare numbers.

Wouldn't that be the apples to apples comparison to your services?
