It's easily scalable into duplexes in the future if you want to move into "your own space", or you could start looking into adding an ADU into the backyard of the cash-flowing property you already have established.Always open to more conversation if that's helpful!

I would definitely recommend looking into a Series LLC as a holding company, primarily because it has unlimited scalability.

The issue Im seeing with the 203k loan that I would roll my rehab costs into, and the refi only at 70% of ARV, I wouldnt have enough to cover the 203k, so i think my refinance timing is off, i would have to recoup with rent for a longer period.. struggling to find a scalable approach that has a relatively quick turnaround here!

Good plan to start out but as you become accredited you will realize that its not scalable and you will drift to syndications... likely after house 4-5 or when your net worth goes over 500k.
