Keep the tenants in the loop and set follow-up reminders to see it through. 

After hearing her plight and the fact that she never opens any windows, I reminded her that this is business and I would not take it personal if she felt the need to break the lease and move out.

Then when I have a good conversation with an owner I set a follow up reminder to call them back after a month or so

As a Realtor, the first thing I like to remind people of when looking at property is that they have to live IN the home.
