Despite what was just posted, the form of deed that you will recieve is a very important factor.A warrenty deed is fully insurable and guaranteed by the one issuing that deed that they have full rights to said property.A quit claim deed can be issued by anyone on any property even if the do not own it.

I contact with several of the wholesalers in my area via text, just talked with one today awhile by text. often get text from other wholesalers or small new wholesalers i might not know on a first name basis but with info about properties they currently have, really alot better than email in my eyes cause your going to get it immediately, my iphone only updates my emails on the hour, text are instant.personally i sent/recieved over 5000 text last month.

Seems like a good forum --many Investors / Rehabbers may want to sell with Seller Financing -- first determine or identify Note Buyers --so you know what rate to charge --and how much down payment required.The answer to question --yes -some private servicing companies may be good--but for start up -- best to keep a copy of check recieved and date deposited in your account --hopefully in a separate LLC --- Inform Buyer and ask -or have him sign an affidavit or authorization to report to Credit Agencies--explain him the benifits --etc oSix months to 12 months seasoning is good to resell--- Also good to have 1st and 2nd mortgage --with cross default clause --to protect your interest --- and just sell first mortgage at close to full price--Like to see more comments .

And true, there would be some months of paying interest payments to the lender - the hope being that I would be recieveing offsetting rents for any of those months past the first three - the first three would be 525*3, another 1575, still not crushing the deal.But why do you think the refinance would take more than 6 months?

I have a list of addresses in my target area.I have the budget set for my first batch of yellow letters.I have an google voice account and vm to start recieving calls and a script that I will follow when screening prospective sellers.What I don't have is a good letter.
