Bottomline to all of this, regulations should always be the start of the conversation when considering an STR on the Oregon Coast... and often times it can end the conversation as well.

Before, even without much strategy, you could slap a new STR on the market and get market rental income with 70%-85% occupancy rate.

I am in the final stages of finishing my basement of my current primary residence for the purpose of a separate entry STR on Airbnb.

Other nearby towns do not have the same regulations, but many towns do have STR on their short and long term agendas. 

I am a long term rental guy in Makiki but I have a coworker who was successful with an STR on Seaside Ave for a number of years, I will reach out to him and see what his experience has been but the long term market has been consistent for me so if you find a property that can work both ways you'll be ahead of the game.

I have an STR on Dauphin Island below Mobile, and our house is not Gold Certified. 

I just actually rented my first str on a fishing trip to montana last week and I used VRBO.. and looking for a unit in Maui when I go in Dec  so going to use VRBO again.WE have our first one as an owner up and running in INdy.. got tenants first week on market.. hopefully a good sign.
