Less hands in the pot could mean more cookies for the buyer and seller... if you can beat the agent to the deal.

You can engage another PM company to manage the new properties and this will give you a backup/bench player and keep your checks and balances.  

@Ryan O'HarraI'm not sure where you are located but in our current house we just added a temporary wall and a small kitchenette (mini fridge, microwave, coffee pot) and we currently airbnb out that space.

Unfortunately with iBuyers like ZillowOpen, OpenDoor, and more - many properties that were good finds for investors are now being purchased with cash by these deep-pocket corporations and warehoused.I recommend finding a realtor who works with investors to add bench strength to your search.

I’m now looking to perhaps getting into flipping.I am considering a flip however I don’t have a substantial pot of money to deploy towards a flip.

It took two months to get resolved and the tenant left the property so dirty I had to replay all the flooring..Including a nice bamboo floor, paint everything because the non smoking property was so gritted up from pot smokers, and strip and refinish the kitchen cabinets because there was so much grease on them it was like a rendering plant that had never been cleaned before.Maintenance — contractors can be contractors and the PM really do nothing to hold them accountableFollow up — they do not follow up on anything unless it creates revenue for them.  

The first is that he smokes cigarettes and pot (not legal here) in his apartment for which we have had complaints about (as the smell travels) from both the apartment above him and from the renter of the commercial space below him.
