Seal off the area with plastic sheeting overlaps.

I NEVER get any problem from the existing tenants about showing the apartment.I try to give new tenants an overlap period if the new tenants want to move out earlier. 

Plus it’s nice for them to have some overlap. 

A general contractor knows how to stage a job to prevent overlap of trades.

As such you should be drawing a 3 mile radius around in each property and then looking at which ones overlap your three mile radius and by how much. 

This looks more like a combination poor install, flashing (if it is step flashing) definitely not overlapping enough to prevent water intrusion, and heat. 

If her area of expertise doesn't overlap specifically with your needs, then I'm sure she has a reference.  

Owning real estate is the best way to generate long term weather vs. an active business selling real estate (wholesaling, flipping etc) those are both fine, they are just jobs vs. investments (of course there is some overlap.)   

Or maybe the tenant moved in today and there is only one day of overlapping rent.
