Many mentors in this situation want the novice to put up most or all of the money in exchange for splitting profits evenly.The hours are reasonable if the properties and tenant class are nice, and he's training you and passing off his established system for doing things.

The buddy system is an interesting strategy and seems like a good deal for everyone -- since you have novices driving prices up.

Its like the novice line cook who is wondering if Culinary school is for them. 1/2 the people say "you HAVE to go to make it" while the other half say "don't waste your money on something you can learn in the field."

Even though I'm a novice at REI, I actually know a bit about this particular topic thanks to my mom who is a buy and hold investor.For each of the residential properties that she owns, she writes up her own lease and lists each and every detail regarding rent, pet policies, furnishing policies, decorating and appliances, etc.
