Concerning loan size, if you scroll through recent posts there's probably 2 or 3 a week with people asking about lender terms, rates etc only to later disclose that they're trying to purchase properties for 40K and 15K rehab which is below many lenders minimum loan sizes.

This is the "Nonpayment Petition Program"  For the Upstate link scroll down to the section that says "Start"  and click on Landlord non payment rent demand program. 

.- the 50% rule and other rules of thumbs are just rules of thumbs so you can quickly scroll through a list of 50 properties and figure out if the subject property warrants further investigation.

It would be nice not to have to scroll through everything.

The mention thing is a little odd because you do have to know to look/scroll down the screen to see the names pop up.Message someone by going to their profile.

You have found an incredible ocean of information here at BP, if you're serious about investing then I highly recommend spending time scrolling through this website as often as you can.I got started in real estate as a junior in college like yourself so understand your situation.
