I would stay away from Facebook Marketplace, it was a crap show the couple times I threw a house up there, but that's just me. 

From looking at Furnished Finder, Craigslist, Fbook marketplace, Zillow, the rents for MTR vs LTR don't seem that different (although are a bit all over), and I'm having a hard time assessing demand for MTR. 

Some FSBO"s also post on FB Marketplace and Craigslist.

Just today I posted on Facebook market place and got a handful of inquiries.

First, it took over a month to activate/set up the cigarette smoke detection.

65% of your success is the list, not the letter.I totally disagree with Jonathan about saying you will not lowball.You will, and then you look stupid.Unless you are a realtor and can offer listing solutions, I would say you will NOT pay full retail so you don't get all the calls of worthless leads that want full retail.The only reason to do this is if you are a rookie and want practice talking to people.Easier and cheaper practice is to go to craigslist or facebook marketplace and call landlords that are renting and ask them to buy.Your letter is fine, if you find a motivated seller, they will call.

Agree with the previous sentiment.. this will likely be quite challenging to find financing in the marketplace.

Fractional investing and marketplaces are really really tough.

Meetup.com is a good resource for those but some of the groups will also post here on Bigger Pockets Marketplace too.
