Highly suggest coming out to some of the local chicago IN-PERSON meetups! 

I’m not familiar with those markets, but I would suggest finding some meetups and attending as many as you can.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

This is not as passive as other investing but it will help launch your portfolio so that you can continue to invest without needing to work additional jobs.

I am at an inflection point where I need to decide if I should try to sell or rent it due to possibly moving for a job change. 

There you can build up your skills even further and these jobs can pay a lot if you are producing great results.  

The only item I would suggest is double check the payment terms of the your HELOC... in particular, can you pay interest only or are you required to pay a portion of principle each month on the amount utilized.

We’re considering reaching out to local hospitals to offer it as housing for travel nurses and doctors, but we’d love to hear any advice or suggestions on the best approach this?
